3. General information on data processing
We process personal data only to the extent necessary to provide a functional website and our content and services, or where you have given your consent. The legal bases are in particular Art. 6(1)(a) (consent), (b) (contract/pre-contractual steps), (c) (legal obligation) and (f) (legitimate interest) GDPR.
4. Hosting and server log files
Our website is hosted by Hetzner Online GmbH, Industriestr. 25, 91710 Gunzenhausen, Germany. When you access the website, information is automatically stored in server log files: IP address, date and time of access, page/file requested, browser type and version, operating system and referrer URL. This processing is based on our legitimate interest in stable and secure operation (Art. 6(1)(f) GDPR). The data is deleted after 30 days.
5. Cookies and consent
Our website uses cookies and similar technologies. Strictly necessary cookies required for the operation of the site are set on the basis of our legitimate interest (Art. 6(1)(f) GDPR) / Section 165(3) of the Austrian Telecommunications Act (TKG 2021).
For all non-essential cookies and services (in particular advertising tracking, see the Meta Pixel section) we obtain your consent via our consent banner (Art. 6(1)(a) GDPR, Section 165(3) TKG 2021). This consent is voluntary and can be withdrawn at any time with effect for the future via the cookie settings [link/button on the site].
6. Contact and enquiry form
If you contact us via the enquiry/contact form, we process the data you provide (e.g. name, email address, phone number, details about your property and your message) in order to handle your enquiry and get in touch with you. The legal basis is Art. 6(1)(b) GDPR (pre-contractual steps) and/or (f) GDPR (responding to your enquiry). The form data is transmitted to us via our self-hosted automation service n8n. We store the data until your enquiry has been fully processed or for as long as statutory retention obligations apply.
7. Earnings potential calculator
Our earnings potential calculator processes the details you enter about your property (e.g. location, size, amenities) to display a non-binding earnings range. If you subsequently provide contact details, section 6 additionally applies. Where the calculation runs locally in your browser and no contact details are transmitted, no personal data is transferred to us in this process. [Please adjust to the actual implementation.]
8. Meta Pixel (Facebook & Instagram)
Only with your consent via the consent banner, we use the “Meta Pixel” of Meta Platforms Ireland Limited (4 Grand Canal Square, Dublin 2, Ireland). This allows us to measure the effectiveness of our ads on Facebook and Instagram and to understand which actions you take on our website after clicking an ad (e.g. submitting an enquiry). Cookies may be set and information transmitted to Meta in this process.
- Legal basis: your consent (Art. 6(1)(a) GDPR, Section 165(3) TKG 2021).
- Withdrawal: possible at any time via the cookie settings.
- Transfer to third countries: transfer to the USA is possible. Meta Platforms, Inc. is certified under the EU-US Data Privacy Framework; on this basis an adequacy decision of the EU Commission applies to data transfers to the USA. Standard contractual clauses apply in addition.

9. Transfer to third countries (USA)
Where data is transferred to recipients in the USA (e.g. to Meta or to Treamstays LLC itself), we rely on an adequacy decision (EU-US Data Privacy Framework, where the recipient is certified), on the EU Commission’s standard contractual clauses, or on your explicit consent (Art. 44 et seq. GDPR).
10. Recipients and processors
We share your data with service providers who support our operations (e.g. hosting, email/automation services, advertising services). Where required, data processing agreements under Art. 28 GDPR are in place with them. We do not pass on your data for purposes other than those stated without your consent or a legal basis.
11. Retention period
We store personal data only for as long as is necessary for the respective purposes or as required by statutory retention periods (e.g. commercial and tax law).
12. Your rights
You have the right of access (Art. 15), rectification (Art. 16), erasure (Art. 17), restriction of processing (Art. 18), data portability (Art. 20) and objection (Art. 21 GDPR). You may withdraw any consent given at any time with effect for the future. A message to office@treamstays.com is sufficient to exercise these rights.
13. Right to lodge a complaint
